As Omaha’s first commercial development, this project sets a strong foundation for the area with a contemporary retail build designed to reflect its coastal setting. Delivered by Brackenridge Builders, the development moves away from a conventional precast structure, introducing a lighter and more open architectural approach.

Working alongside Leuschke Group, the design features a steel structure supported by precast concrete elements, creating a balance between strength and openness. The architectural language responds directly to its beachside location, resulting in a commercial space that feels connected to its surroundings while remaining practical for retail use.

The project required careful planning and precise execution to meet a strict construction programme, with completion achieved on time and within budget in just five months. Coordination across all stages ensured the development was ready for tenant occupancy ahead of the busy holiday period.
