Set in the heart of Takapuna, this contemporary residential home makes the most of a compact 430m² site. Built by Brackenridge Builders, the design creates a strong sense of space and openness despite its tight footprint, balancing urban density with comfortable, modern living.

Working alongside Leuschke Group, the exterior combines aluminium composite cladding, vertical cedar weatherboards and rendered blockwork to create contrast and texture. This material language continues inside, where exposed blockwork walls, polished concrete floors and clear finished hot rolled steel give the home a cohesive and grounded feel.

Careful planning was required to maximise layout efficiency while maintaining flow and natural light throughout the home. The result is a well-resolved build that feels generous in scale while remaining practical for its urban setting.
