Bream Tail HOUSE, MANGAWHAI

This bespoke architectural home in Mangawhai is a contemporary coastal residential build positioned on the Bream Tail headland. Built by Brackenridge Builders, the project was designed to sit lightly within the landscape while capturing expansive ocean views and maintaining a strong sense of shelter and privacy.

Working alongside VRLA, Schwarz Design and landscape designer Trudy Crerar, the home brings together cedar cladding, basalt flooring and dark steel detailing to create a refined coastal aesthetic. The layout is centred around a sheltered internal courtyard, allowing the home to open to the elements while retaining a calm, protected core. Sliding cedar batten screens provide privacy and sun control, creating a dynamic exterior that shifts with light and weather conditions.

The exposed coastal location required careful planning and precise execution to ensure durability while preserving the architectural vision. Collaboration across the design and construction teams was key to delivering a home that responds seamlessly to both site conditions and design intent.
